Structure walls and floors

Structure

  • Reinforced concrete foundation slab 40cm thickness
  • Reinforced concrete structure for all columns and beams

Walls

  • Hollow clay bricks 10cm thickness for outside walls
  • Rockwool and gypsum insulation layer
  • Insulated gypsum board interior walls of 10cm thickness
  • Three coats plaster on external walls with the final coat of superplast finish
  • Inside walls spatula finish than painted

Floors

  • The outdoors and indoor floors will be granite tiles
  • The staircase will be marble with 20mm thickness. Bathroom and shower floors will be ceramic tiles

Interior wall finishes

  • Ceramic wall tiles will be installed in all bathrooms and showers up to a height of 210cm
  • Ceramic wall tiles will be installed in the kitchen between the base units and wall units (splash-backs)

Wall fittings and carpentry

Carpentry works 

  • Entrance door : Hard wood
  • Interior doors : Pressed oak ply
  • Wardrobes : Hand crafted with melamine interior and exterior doors of oak 18mm chipboard
  • Kitchen : Hand crafted Base and wall units. Built with melamine interior and oak ply exterior.
    Suitable worktops provided
  • Pergolas : Built with white soft wood timbers 40X150mm. Double wood beam at the front

Aluminium Fittings and Metal Works

Aluminum fittings

  • All outside openings will be metal framed white aluminium double-glazing as per elevation plans
  • Sliding openings will be MU 200, Open way MU 700

Metal works

  • On the first floor balcony the balustrade will be metal as shown in the elevation plans

Sanitary and Plumbing works

  • White fittings "Jacob Delafond" (showers, baths, washing basins, WC) will be provided or equal quality
  • There will be provision for cold and hot water in showers and bathrooms
  • In the kitchens there will be a provision of cold, hot and drinking water connection
  • Two taps with drinking water will be provided outdoors, one at the front and one at the back of the villas
    and semi detached houses
  • Solar heater with capacity of 1lt water tank is provided
  • A pressurized water system is also supplied

Electrical works

  • All necessary switches, sockets, plugs, telephone and TV sockets will be provided
  • The purchasers will select their own lighting fitments

Painting

  • External walls : Two coats of emulsion "Dulux"
  • External stone : Special sealer
  • Internal walls : Three coats of emulsion "Dulux"
  • Ceiling : Spatula finish and two coats of emulsion
  • Wood : Special preservative and two coats of Varnish

Air conditioning

  • Each villa will have provision for both Heating and A/C systems
  • A cost for the supply of the Heating-A/C units can be provided on request
